There Is More Than One Way To Skin … A Real Estate Deal With Seller Flexibility In Selling Propert

Jack and Mary were desperate. Mary received a big promotion in another state and Jack was looking for a new job in the same city. It was just too good to pass up. Mary was a rising star in the health care industry and with the huge pay boost and promotion it was a job she had dreamed of ever since leaving graduate school armed with her MBA. Jack was a natural born salesperson and could work anywhere selling just about anything. He liked high tech sales in the high ticket electronics field and was close to catching on with a company in the same city as Mary's new job. One problem, they had a large house to sell in a very slow and slashing real estate market.

Jack and Mary counseled with the local real estate ace that had long been the resident expert Realtor for their community. They had been in their home for six years and with the past real estate surge they had lots of equity now. Because this was happening so fast, Mary moved to a small apartment near her new job. The relocation price offered by the company was way too low for what they felt they could command in the market. This option was rejected. With ongoing brain storming with Tyler the Realtor, the scenarios included, lease options, lease purchase, and a seller held second. The lease scenarios would be the iffiest of the three. Jack and Mary instructed Tyler to hold the price and offer to pay the selling Realtor a selling fee plus a bonus of $ 2,500 and agreed to pay the closing costs and prepaid expenses (pre-paid interest, tax and insurance escrows) up to an offered $ 14,000 . Likewise, Tyler was instructed to offer through the MLS selling terms to include a seller held second of 5% to 10% of the purchase price. The list price of $ 475,000 would mean that the Jack and Mary were willing to hold a second mortgage of 5% Loan To Value (LTV) or $ 475,000 x 5% = $ 23,750 or 10% LTV at $ 475,000 x 10% = $ 47,500.

The offer was based on a seller held second mortgage of $ 47,500 with an interest rate of 10% with a 30-year term and a three-year balloon. The payments would be $ 416.85 / month. At closing, Jack and Mary would payoff their first mortgage of $ 200,000 and would get somewhere around $ 188,000 in cash at closing and the seller held second of $ 47,500.00 paying $ 416.85 / month. Tyler went on to explain that the buyers were putting very little of their own money in the deal and explained the downside risk involved if the buyers defaulted. The only way they could protect their 2nd mortgage equity would be to buy in the first mortgage or just take the loss. Tyler and the mortgage broker, with the buyer's permission, indicated that Jack and Mary were in essence underwriting the 2nd mortgage loan on part of the buyers. It was up to them to pass or deny.

On weekends Jack and Mary were looking at new homes, which might meet their needs. One in particular, due to the soft market, the builder was offering major concessions and sales inclusions including paying all the closing costs and prepaid expenses. With potential $ 180,000 cash available for any purchase they were looking at a builder deal loaded with incentives for a home worth $ 750,000, which they could now buy for $ 650,000. The nagging fear was what would happen if the 2nd mortgage payer defaulted. Since, it was up to Jack and Mary to pass on the buyer's credit worthiness, with the buyer's permission, they went over their own credit credit package and personally interviewed them on the phone to find out something of the character of the buyers and the back ground Of the of how the credit dings had taken place. It turns out it was a temporary medical problem that had put them behind the eight ball and precipitated their credit dings. Jack and Mary decided to take the deal. Since the buyers had been already pre-qualified, the sale took place in two weeks.

Jack and Mary, with closing funds in hand, closed moved into their new home. Six months had passed and the buyer's of their prior residence had made their second mortgage payments on time as agreed. The home had everything they wanted in a home except a pool and spa. The dilemma for Jack and Mary, even though they had got an incredible interest rate in the soft market they were linked to incur any additional debt with the 2nd mortgage paying off in now 2.5 years. Jack and Mary showed the documentation to the note buyer that indicated six months of on time payments together with copies of the note and mortgage. The note was sold netting out $ 42,000 in cash. The pool was built the following week. Life was good.

What are Essential Fatty Acids?

There are four important types of Essential Fatty Acids:

The omega-3 and omega-6 fatty acids are found in everyday oils that you use for cooking, baking, and eating.

* Perilla seed oil – contains three-four more omega-3 than omega-6

* Hemp oil – contain the ideal ratio of 4: 1, four times more omega-6 to omega-3.
* Pumpkin oil – contains 3 times more omega-6 than omega-3
* Walnut oil contain ten times more omega-6 than omega-3
* Safflower – has no omega-3 and 75% of its oil is omega-6
* Sunflower – has no omega-3 and 65% of its oil is omega-6
* Wheat germ oil – slight amount of omega-3 but mostly omega-6
* Olive oil – no omega-3 and 8% of its oil is omega-6
* Corn oil – contains mostly omega- 6

You can see that most oils have very little omega-3. This is why you hear a lot about flax seeds and flax seed oil because they are high in omega-3.

In recent years, a new source of omega-3 was found in the seeds of the Perilla fructescens plant. Perilla oil was found to cause digestive upset when used in large quantities. This oil is similar to flax seed oil in content except that 19% of it oil is adjusted compared to 7% for flax seed oil.

It's cheaper to buy perilla it in liquid form, since one tablespoon contains 7700 mg of omega-3 and one capsule contains 550 mg.

It is best to alternate between oils, using one bottle at a time of flax, perilla, and hemp oil. In this way you will get the benefits that the different oils have to give.

When buying your oils, try to buy them in dark bottles. This prevails oxidation from occurring and assures that you get active and fresh oils that contain strong levels of omega oils.

Understanding Sun Damage to the Skin

Ultraviolet radiation from the sun, also referred to as UV radiation, is quite damaging to our skin. Unfortunately, this is more so than people might think. I have written this article so my readers can better understand the consequences of sun exposure. As you will see, although tanned skin may be considered socially desirable by many, there is definitely a price to pay!

It is helpful to first know the basic anatomy of the skin, although I'll keep this as simple as I can!

There are three layers to the skin:

  • Epidermis: This is the outer surface layer and it is generally about the thickness of a sheet of paper. It contains cells called melanocytes which produce a brown pigment called melanin. Melanin is what gives our skin the familiar tanned look. Every individual has a natural amount of melanin which helps give their skin it's natural distinct coloration. When you are exposed to the sun, the melanocytes react to the sun's ultraviolet radiation and produce more melanin as a way to protect the skin from radiation damage.
  • Dermis: This is the next layer beneath the epidermis. Although quite complex, some of the major components of the dermis are blood vessels, hair follicles, nerve endings, collagen, and elastin. This is the layer that primarily gives the skin it's substance, and youthful appearance.
  • Subcutaneous: This layer is technically not actually skin, but rather it joins the skin to the deeper tissues with fibrous bands. It is also called the hypodermis. This layer generally contains fat cells, nerve endings, blood vessels, and hair follicles. We are not really concerned with this layer when considering UV damage to the skin.

The sun is constantly emitting electromagnetic radiation, most of which is blocked by various gases in our atmosphere, such as ozone. UV radiation is a part of this electromagnetic radiation which passes through the atmosphere and reaches us.

We commonly see the terms UVA and UVB used when referring to sunscreen lotions. These terms refer to specific types of UV radiation that reach us and affect our skin. Following are the important differences between the two.

  • UVA: Most of the radiation that reaches us is UVA. It is a longer wavelength than UVB and therefore is able to penetrate the atmosphere, cloud cover, and window glass much more easily than the UVB. UVA radiation can easily penetrate our skin and reach the defect layer, the dermis, where it damages the collagen and elastin, and also indirectly leads to DNA damage through the production of free radicals. UVA does not cause sunburn so it is secretly causing damage without any immediate evidence such as a sunburn. In fact, the SPF rating of sunscreens only pertains to the blocking of UVB radiation.
  • UVB: It is the UVB radiation that causes sunburn. UVB penetrates the skin, causing damage to collagen and elastin, and also causing direct DNA damage. It is this direct DNA damage that leads to what we know as a sunburn. UVB radiation does not penetrate glass. This can give a false sense of security since you will not get burned by sunlight passing through glass, and you may think you are not being affected by the sun. This is a terrible misconception, since the UVA radiation does pass through glass and it will harm your skin.

As I mentioned earlier, UVA and UVB both cause damage to our DNA, but they do that in different ways. UVA radiation indirectly causes DNA damage by producing free radicals which in turn damage DNA. UVB radiation directly causes DNA damage as it makes contact with the DNA. Much of the UVB that reaches our skin is safely converted into heat, but a fraction of it damages our DNA and causes sunburn. The damage to the DNA causes cell death, and rarely the dead skin peels off as is commonly seen following a sunburn.

I mentioned earlier that our skin produces melanin as a way of protecting our skin from sun damage. Our skin reacts to the attack by UVB radiation and boosts melanin production in an attempt to protect itself from the potential damage. This is because melanin absorbs UV radiation and dissipates it as heat, essentially neutralizing the UV radiation. Melanin is what gives our skin a tanned look. This additional melanin production is why exposure to the sun will give us a suntan.

A tan is actually a protective mechanism, and is evidence that damage has already been done. It takes a couple days for a suntan to develop because the body needs time to produce additional melanin. Although it is mainly the UVB rays that cause a sun tan, UVA rays can produce something of a quick but much shorter lasting tan by oxidizing the already existing melanin, so making it more noticeable.

Sunscreens do offer protection against the UVA and UVB radiation of the sun, but it has it's limitations, and there will still be some degree of damage to the skin. Sunscreens only work as intended when they coat the skin, and they lose their effectiveness when they absorb into the skin. When sunscreens absorb into the skin, they will still help prevent sunburn, but they can lead to deeper skin damage. Many studies have shown that UV radiation affects absorbed sunscreen through chemical reactions causing free radical production, which in turn leads to indirect DNA damage.

It is believed that this indirect DNA damage is one likely cause of the most deadly skin cancer, malignant melanoma. It is important to apply additional sunscreen before it wears off, so there is a good protective coating on the surface of the skin to help prevent the free radical production. The best protection is to generally stay out of the sun as much as you can, and wear protective clothing and a hat when you are in the sun.

The proteins collagen and elastin are very important components of our skin as far as maintaining a youthful appearance. Collagen gives our skin it's strength, durability, and endurance. Elastin gives our skin it's durability, allowing it to stretch and quickly return back to normal again. Photoaging is a term referring to the premature aging of our skin caused by the sun. It is well known in the scientific community that elastin is damaged by the sun. In fact, 'elastosis' is a condition referring to degenerative alterations of the elastin which are generally characteristic of photoaged skin. Wrinkled, sagging skin, may in large part be due to this damage to the elastin component.

One predominant way in which the collagen of our skin is damaged by the sun is in the over production of enzymes which break down collagen. The cells of our body are constantly replaced by new cells, and these enzymes play a role in this process. However, within hours of sun exposure, excessive amounts of these enzymes, called MMP's, are produced, thus accelerating the breakdown of the collagen.

In summary, the aging effect of UV radiation on our skin weakens it, and commonly leads to wrinkles, and sagging skin. Skin does age naturally even without sun exposure; However, it has been proven that the sun accelerates the aging process, and can also lead to skin cancers. It is the proteins collagen and elastin which give our skin it's durability, and its wrinkle free smoothness. When the collagen and elastin are damaged, the skin loses it's elasticity, consistency, and it becomes less durable. Wrinkles form in intolerable areas, and you can see the skin bunch up into a finely wrinkled bulge when you pinch it or push it to the side. As far as we know, damage to our collagen and elastin can not be reversed. Please remember this before spending much time unprotected in the sun!

Kevin : Welcome. My name is Kevin Gianni, host and creator of the Rawkathon. I'm going to be your host for this incredible Rawkathon interview. Each one of these interviews is special to me because I feel the experts and I really broke down the impersonal walls of being on stage or in public and we got to their true essence. I can promise that the content you find in these talks are not what you'll find anywhere else unless you actually sat down with the experts themselves one-on-one and asked them your questions. So please grab a pen and piece of paper, get a filtered glass of water, and be prepared to experience the Rawkathon firsthand. Please enjoy the show.

Kevin : David, I want to welcome you to this program. You know, I've interviewed you so many times now. I want to do something different this time. I have some interesting ideas here so I want to start with those. But again, for those people who do not know who you are, who maybe are new to this, just give us a quick little introduction and then we'll get into some of the meat of this.

David : OK. Well, I started out my career, really, based on food allergies. That's how I got into nutrition, dairy allergies in particular. So it was really a hobby for me on the side of everything else I was doing. And then over a period of time of about five years, from the age of about 18 or 19 until I was about 23 or 24, it was just a side thing. Studying nutrition was a side thing to help me kind of manage my performance in other areas. And then around 24, I realized that, actually, this is what I need to be doing. What am I doing this other stuff for? This is ridiculous. So I just got off of all that, which was like engineering school and law school. I was going to become a patent attorney.

Kevin But you did not. What happened?

David : And then I really got into nutrition, really to the Nth degree. Both my parents are medical doctors so I have a very strong background in physiology and medicine and kind of the pharmaceutical model of reality. I never believed in it. I mean, I grow up with it so I know it better than anyone. I mean, you can not be more into it than when both your parents are medical doctors and you live completely in it for your whole life. So I realized there was something very wrong with that whole model of the way that people are treated and that's how I got into, really, the cutting edge of nutrition because I'm always driven to build a skyscraper and then go, "Oh, It's not good enough. Tear it down. Let's get a new one in. " And that led to, indeed, not only raw food nutrition, but also super food nutrition, super herbal nutrition, and chocolate nutrition, which is the focus of my career right now.

Kevin : And what is cutting-edge food? What is cutting-edge nutrition? Why is it not mainstream? If it's so good, why does not everyone know about it?

David : Well, our food today is extremely deficient in so many ways. It's hard to believe. Just this year … I've been a raw foodist, super foodist, herbalist for 15 years and I study soil science with a passion and I've been into it all that time, and just this year I feel like I'm Really getting good food at my house.

Kevin : OK.

David : Now you need that geological variation in the soils and there's a lot that it takes to actually produce really good food. I'm not talking about something you buy at a supermarket that's organic. That's not really good food. That's just something organic-grown with manure on some field somewhere that's not there. There's nothing happening there. When you grow real good food, you come to a stunning realization and that is the quality of our food is determining our genetic expression and our abilities in terms of our wit, intelligence, charisma, wisdom, all of it, and our consciousness.

Now that is a very, very powerful idea; That the mineralization of our food, which then is reflected in our own mineralization – and what I mean by that is are getting the minerals? Zinc, iodine, copper, selenium, calcium, etc., which were not, or at least not in the right forms or not high enough quantities or whatever it is. And just this year I'm realizing, "Oh man, this is what it really means to be growing a garden properly and eating mineral-rich food."

That is what cutting-edge is, is the discovery of always at the leading edge of "How can we make it better? How could we get more in less? How can it be all-natural so it's not cooked, roasted, broasted, Toasted, microwaved, processed, synthetically manufactured, changed, rearranged in chemical laboratories? " None of that, because that really has not led us to better health. It's, in fact, led us to worse health. Where we're going to find the real innovations has to be something that's more natural but done very cleverly to take nature's way of doing things and accelerate it faster. And that, to me, is the cutting edge of nutrition.

Kevin : When you're creating these incredible foods in your own garden, what are you doing to it? What's the secret?

David : The very first thing I'm doing is loving it.

Kevin : OK.

David : That's the very first and last thing I'm doing at all times.

Kevin : OK.

David : You know, I'm so into plants that I dream about them. My plants will show up in a dream and say, "You need to water me." And I'll literally go out there after and water them. Stuff like that happens all the time. Gardening, for me, is a 24-hour occupation. That's how into it I am. It's incredible. If I really was going to do something full-time and only that full-time, that's what it would be. I would be doing innovative gardening at the very extreme of the technology that we have now on how to use what nature's doing already and accelerate it to an appropriate goal.

For example, taking rock dust of various different geological formations in a local area and bringing them all together in one location and then that's your garden, that's called your garden. Then we do not take weakling plants and put those in there, like some kind of weakling cage or something, we bring in the natural plants that grow in that ecosystem already that are weeds and we grow them in that environment and then we eat that . Now, people think, "I do not want to eat weeds. I want to eat cage." But actually, when you start looking at what the weeds are, you've wanted to eat my weeds, I can tell you that because they taste better and they're better for you and they're much more viguous. And then they express themselves in your biology because we are what we eat in a way that we do not even know about.

I mean, all these things that I'm talking about, nobody has any reference point to it. Nobody can really, truly in their heart, understand what I'm saying because we have no reference. It's like I'm trying to tell people what it's like to be on the moon and people are like, "What is the moon? What are you talking about?" It's like that. So that is where the big breakthroughs are going to come in because we're now able to deliver food, super foods, things like that, that are way better than anything anyone's had before in their life in terms of quality .. But we ' Re not even at step one yet. I mean, that can accelerate out a hundred steps. Do you see what I'm saying? Like the quality of food that we have today, even the quality of food in my garden, is not nearly where it's going. And we are really going to now, because of the crisis of food demineralization, horrible food quality, every kind of chemical sprayed everywhere, we are now going to be driven to discover how to do it right and how to condense it down so we can Do it right faster than ever before with no chemicals, no synthetic anything, using all-natural materials and doing it with the right consciousness, which is love.

Kevin : And when you say that there's no reference point, just to clarify for someone who's watching, you mean that what we have now in terms of our nutrition tables and all that, it just blows it out of the water?

David : It's bankrupt.

Kevin : OK.

David : That whole system of nutrition it's like as ridiculous as comparing a Model T to the space shuttle.

Kevin : OK.

David : It's just so different that they're not even comparable. And we do not know really what the shuttle shuttle is, in terms of how good the food could be, because everything that we had was so bad.

Kevin : Right.

David : We thought it tasted good, and actually it had no taste. We thought it was fast, it was actually slow. It took thousands of miles of shipping to deliver a fast food, and it was an extremely slow food. It also brings you a slow death. It's not fast at all, it's actually going to be a slow death, which nobody wants and all the sickness and everything else, only to come to the realization that, "Uh-oh. We went the wrong way."

Let's bring it back to what's normal and natural and see if we can understand nature's cycles.

The Hidden Dangers of the Facial Care Market – 3 Common Ingredients

Most of us do not care to look at the list of ingredients when searching for products on the facial care market. But this is actually the most important thing you can do, because often there are unhealthy chemicals hidden in your skin care products.

The following are ingredients widely used in skin creams on the facial care market that have been linked to several issues and even cancer. Although the evidence is not completely conclusive, is not it better to be safe than sorry?

1. Dioxane

This is a synthetic derivative of coconut and usually contains high concentrations of 1,4-dioxane which is easily absorbed by the skin and known to the state of California, USA, to cause cancer. It is also suspected to cause organ toxicity.

2. Parabens

It is hard to know whether a fragrance is safe or not, because it can refer to up to 4000 various ingredients many of which are toxic and even carcinogenic. Fragrance should not be used over your whole body, as they can cause irritability, hyperactivity and depression. It is better to just apply a perfume, which you'll only dot onto a few places.

It seems outrageous that these ingredients are legal when they clearly have many risks attached to them. But remember; They mostly do not give adverse health-effects over night, it can take months or years for cancer and other serious conditions to develop.

To avoid these risky ingredients that are not effective for anything really, except being good for the companies' economies, look for completely natural products instead.

How to Get Rid of Negative Thoughts Fast

There's no doubt that negative thoughts can harm your health. They can lead to anxiety and depression and many other problems, and they can even shorten your life. So they're obviously something you want to get rid of as quickly as possible. Furthermore, studies have shown that up to three-quarters of people's thoughts are negative.

One of the main problems with them is how they form the brain. We know that we learn by going over material again and again. In doing this we are setting up neural patterns in our brain. What this does is build up and reinvent the patterns so they stay in our brain better. This is great for learning something new, but unfortunately it applies to all of our thinking. In particular, it applies to negative thoughts. As they pass thought our mind again and again they are reinforced until it becomes difficult to forget them. As a result they begin "eating" at us, causing anxiety, depression and other problems. Because of this, when a negative thought forms, it is in our best interest to get rid of it as quickly as possible. But you have to do this in the right way. It's well-known that if you want to break a bad habit it's not a good idea to spend a lot of time thinking about it. Indeed, the best strategy is to somehow avoid thinking about it as much as possible.

So, with this in mind, what is the best way to go about getting rid of negative thoughts? The best strategy is to replace them immediately with positive thoughts. And there are, indeed, several types of positive thought that you can use. Four of the best are:

  • Things you enjoy doing. In my case, I enjoy music – in particular, I love to play the piano and always feel good when I'm playing it, and even when I think about it. I also enjoy writing, and unlike most people I enjoy working out, or exercising, and I enjoy thinking about them.
  • Friends and people you like, including your family, always lead to positive thoughts. Think about the good times you have had with them.
  • Your goals, or things you are looking forward to. Everybody has something they are looking forward to – or at least they should have. Think about them.
  • Also, when you have just undergone some type of failure, it's a good idea to think of your accomplishments.

A good way to remember these is to use the mnemonic EFGG, where the letter E stands for "enjoy", F stands for friends and fun, G stands for goals, and it can also stand for "gratitude." Gratitude is, in fact, one of the most important things you should have if you want to avoid negative thoughts. Sit down and make a list of all the things you are grateful for. It may surprise you. You should be grateful for your health (assuming you have it), your family, all your possessions, your talents and abilities, and your life in general.

In many ways the most important of the above is your health. You may not be in perfect health, but it certainly could be a lot worse. If you're older you will surely have to look around at some of your friends and acquaintances. How many of them are in worse shape than you? I'm willing to bet that a large number are.

Let's turn now to other things that can help you avoid negative thoughts. One of the best is mindfulness. If you're not familiar with it, it's similar to meditation, but different in several respects. You begin by forgetting about the past and the future and concentrating on the present. You do this by focussing on your breath. Feel it moving in and out of your nose – think about it and anything else.

Several other things are also helpful. I'll list them and discuss each of them briefly.

  • Sing. Singing almost always makes you feel good. You do not have to be a great singer, but put your heart into it and you'll be amazed at what it can do.
  • Writing in a journal or diary. What should you write? It does not matter; Just let go and write anything that comes into your mind. In particular, let your feelings show.
  • Exercise. The simplest exercise is just walking. But weights, stretching and so on are also good.
  • Smile. Put a large smile on your face. You'll be surprised how it lifts your spirits.
  • Keep busy socially. Go out as much as possible and mix with other people. Also take brief holidays.
  • Imagery and visualization. Try to think back and imagine some of the best times of your life. Visualize yourself lying on a beach or hiking a scenic trail.
  • Affirmations. They are phrases such as "I am happy," I am successful. "Repeat them to yourself.

Five Ways to Expand Your Comfort Zone

Expanding your comfort zone is not quite the same as building self-confidence. However, the two do fit together rather nicely. The one begets the other. So many people feel stuck in a rut … bored from a routine that is safe and comfortable but not very exciting. Fear of falling flat on your face or of looking foolish stops you from reaching out beyond that cozy little life you've created for yourself. If your goal is to expand your comfort zone, then you must think positive while doing these. Remember that nothing really bad can happen to you if you are smart in how you go about trying new things. It's all just new adventures. Become like a curious child and have some fun.

1) Join Toastmasters or take a theater class. The idea here is that you force yourself into public speaking. By learning how to project your voice and how to think clearly while on stage, you will be able to better conduct yourself in business and when getting your point across to others. This will build a lot of self-confidence, which will help you to really push your comfort zone in regards to speaking out in front of others. Everyone is always terrified at first. Public speaking is the number one phobia in America. You will be shocked to discover just how much fun this can be. You'll get bit by the acting bug or the public speaking bug before you know it. It will most likely become a new hobby that you'll love dearly.

2) Drive home a different route every day for a week and shop at completely new grocery store. By breaking out of your normal daily routine, you become aware of just how much time you spend tucked away safely within your comfort zone. Breaking out of your rut can be as simple as trying a new restaurant or rearranging the furniture at home. You can trade bedrooms with one of your roommates or move into a new home. Go on vacation to a completely unfamiliar location. The idea here is to change your physical environment and to mix up your overall sensory experiences. By forcing yourself into new locations, you not only become aware of how attached you are to your favorite old haunts, but you also force yourself to see the world from a new angle.

3) Learn a new sport. This one has to be done with respect to your age and physical health. For some it could be an extreme sport like sky diving. For others it could be learning to play tennis or to play golf. The idea is that you again force yourself into meeting other people while pushing yourself physically into unknown territories. You should obviously pick something that you'll enjoy doing and that will not hurt. If you have bad knees do not take up running or high impact aerobics. If you are bored out of your mind while watching baseball, then you probably are not going to enjoy playing it either. You also need to consider honestly whether or not you are a team player. You might be better off learning to rock climb rather then to play flag football. Whatever you choose, commit yourself to learning it completely and be safe.

4) Compliment three strains each day for a week. This is not the same as public speaking. This is private speaking. In order to do this one correctly, you have to become fully aware of the people around you. You've been amazed at just how many strangers you pass every day. You also have to think of genuinely nice things to say. It's not enough to simply speak to three strangers, but to compliment them forces you to think about the person before you speak to them. We can randomly say, "Nice weather we're having" to everyone we meet. That's not really connecting and concentrating on another human being. Force yourself outside of your comfort zone so as to tell strangers that you noticed something good about them. You will make their day and your own. You may even find yourself with some new friends by the end of the week.

5) Volunteer at an elderly care center, a children's cancer clinic, or an AIDS hospital center. They will love you for just showing up and in conversation with them you'll learn about people's real regrets in life. People never say, "I really did experience too many adventures." Instead, they almost always comment on all of the adventures that they denied themselves. They talk of how if they had it to do all over again … how they'd be more spontaneous and loving. There's nothing quite like seeing people at the end of their life to make you really appreciate your own. Spend some time giving of yourself to those who do not have a lot of time left and you'll soon come to realize how much the world has to offer. Perhaps you will want to take a larger bite out of life before it's too late?

All of these themes are variations on the same theme. You are to practice becoming spontaneous. The whole point of a too tight comfort zone is that you do not give yourself room to be free, playful, and spontaneous. You are too self-censoring and too routine for your own happiness. Once you've tried a few things on this list, then make a list of 100 things that you want to accomplish before you die and start doing them. Have a wonderful time with this concept. There's no reason to expand your comfort zone so as to take on more work duties or more responsibilities. You will have enough of that stress upon you in life. You're going to do this one for your own happiness and nobody else's. Give yourself permission to expand your wings so you can fly a little higher and a little further to see what else is out there.

What Exactly Is a Pedicure?

So you’ve heard about this pedicure thing and aren’t sure what it really is. If you are anything like I was you might think a pedicure is just getting your toenails painted! Well, that may or may not be part of the pedicure package you choose but it is not a pedicure in and of itself. In fact, unless you choose that option, it may not be a part of your pedicure at all. A pedicure needs to be part of your overall foot care regimen. In fact, it is probably the most important parts of your foot care program!

A typical pedicure, depending on what shape your feet are in, consists of a number of things. The first thing you can expect from your pedicure is to have your feet soaked in a cleansing and softening solution. This is done for a couple of reasons. One, it feels good and gives you that spa sensation. Two, it cleans your feet; you wouldn’t want to work on dirty stinky feet and neither does your pedicurist. Three, it softens your skin and nails in preparation for the rest of the pedicure process.

Normally following your foot soak and cleanse a professional pedicurist will start your grooming with removing any existing polish from your toenails. Your toenails will be trimmed if they need to be. They will be filed to remove any sharp edges and shaped to an attractive curve. If the tops of the nails need it they will be buffed to put a natural shine on them. Your cuticles will be clipped if needed and oiled. Your nails will then be cleaned of any debris residing underneath it. This will be the extent of your toenail maintenance unless you’ve opted for polish, wrap, or other upgrades.

If it is your first time you’ll probably have a lot of skin on the bottom of your feet that will need to be removed. This is done using a pumice stone or a scrubbing lotion/solution. This is often referred to as “buffing”. Depending on the amount of skin you have built up on the bottom of your feet will determine how long this process takes. Oftentimes following your foot buff your pedicurist will follow up with lotion and a massage of your foot, ankle and calf area. Don’t expect a full on massage, just a short relaxing massage of your lower leg and foot area. This will get your blood flow moving and re-energize you.

Your pedicure may also finalize with some oil for your nails or if you wear open toed shoes a nail polish or nail art. The polish and nail art will be an additional charge and may even include using jewels. Having attractive looking feet is essential for the summer time or if you live in a warm climate. Remember, if you are planning on going to the beach you’ll need to refresh the nails afterwards since the sand will act as sandpaper on your feet and nails.

Good Exercise Shoes Equal Less Injuries

Shoes are a topic near and dear to most women. Some have closets just to house their passion . Depressed? Go buy shoes is the mantra for many.

Unlike dress and casual shoes, buying exercise shoes is something most people do too seldom. I always tell my clients their shoes looks will far out live their effectiveness. The support aspect of exercise shoes breaks down at a much faster rate than the outside appearance of exercise shoes.

Worn out exercise shoes is one of the main causes of exercise injuries.

If you have a few pairs of exercise shoes that your trade-off wearing than your shoes will last longer. The average time is 7 months if you exercise 5 to 6 days per week. If you wear one pair of shoes, they generally lose their effectiveness after about 3 to 4 months if you exercise 5 to 6 days a week. If you only exercise 3 days per week your shoes may last a bit longer.

There are suggestions as to how many hours you should wear a pair of shoes but that can get pretty taxing trying to figure out how many hours you have worn your shoes.

Keeping the receiver for your exercise shoes helps two-fold. If you need to return them you have your receipt and you also have the date to refer to for the age of your shoes. You can write the day on your calendar as well. Find a way to post the date you started wearing your shoes so you will have something to refer to when it is time to get new exercise shoes.

The time of day you shop for shoes is important. If you shop for shoes in the morning your feet are smaller so your shoes may be too tight. Afternoons are a better time to go shopping for shoes. Be sure to bring along the socks you will be wearing too so you get the best fit possible.

Finding out if your feet pronounce or supinate is very important. Some people pronate or roll their feet in favoring the inside of the foot when they walk while others roll their feet out, supinate, favoring the outside of the foot while walking. There are shoes that address both issues.

It is very important to know if your feet have either of these conditions. There are shoes designed to help with both conditions. If you pronounce and you buy a shoe for those who supinate the shoe will make your pronation worse!

Each sport or exercise form has a different requirement for shoes. Running and walking shoes support front to back motion. Aerobic shoes support side-to-side motion while basketball shoes support a multitude of motions.

It is very important not to wear a running, walking or basketball shoe for aerobic classes. Kickboxing, step, low or high impact aerobic classes all travel side-to-side as well as front to back. The support running and walking shoes give is for front to back motion. You could easily sprain your ankle wearing running or walking shoes while doing aerobic classes.

You might think that a basketball shoe would work well for aerobic classes because they support all angles of motion but not really. They tend to be very stiff and heavy so the moves done in aerobic classes do not do well with basketball shoes either. Aerobic classes require either aerobic shoes or cross trainers. They support the moves you will be doing and are the best weight and flexibility for aerobic classes.

If you are a walker getting a good walking shoe is important. Walking is a different motion than running so the weight, flexibility and cushioning of the walking shoe is different. If you are a serious runner you also want to invest in a good running shoe because their construction supports your movement better. If you want an all around shoe the cross trainer may do the job for you. They support from variants angles and are generally lighter than a basketball shoe.

As confusing as it may seem it is a blessing that so many shoes are available. They help to prevent sport injuries so the time spend finding your "perfect" shoe is time well spent. You will have a much better chance of being injury free.

“It is Finished”

Part 3 – The Easter Series

The following writing contains explicit expressions, as it relates to the crucifixion suffered by Christ. While discomforting, the brutal reality of sins penalty reveals the wondrous depths of God’s love for us.

Knowing his fate, he entered the garden. It was there in a place of fellowship with God that his communion with man would come to an end.

Soldiers came. Close friends fled his side. The time had come. The road to death and sacrifice was before him. Reluctant in the flesh, yet eager and willing in the spirit, he cried to God, “Not as I will, but as you will.” Once begun, there would be no release. The penalty of sin would be brutal-this journey to death would move quickly and would be one he must travel alone.

With clothes rent, he was tied to a post. There, his back was torn. The rhythmic count of the whip lashing was the only sound to be heard above the bloodthirsty cries of the crowd.

No justification for this torture, Pilate washed his hands. The crowd chanted as Barabbas, the most notorious of sinners, was released from the bonds of eternal punishment, an exchange for the life of the spotless Lamb of God. He was led to the slaughter, innocent in the hands of brutal soldiers. He was mocked, humiliated, stripped naked for all to see.

Upon his arrival to earth, wise men honored him with treasure; upon his death, blinded fools would crown him with thorns.

The very same mouth that had spoken words of life and taught mortals the ways of a righteous God was mockingly slapped and punched. Lips that had once spoken to the storms saying, “Peace, be still,” were now swollen shut from the hatred of sin’s fury. This man, who called Lazarus back to life, would now be silent unto death.

Dusty roads, once filled with the feet of those running to see his miracles, would become crowded with those seeking his death. On his knees he fell, the cross heavy upon his back. The dry dirt beneath him quickly gathered up precious drops of blood and sweat, yet remained thirsty for more.

There, at the height of a hill for all to see, it would happen, this spectacle of shame. In a demonstration like no other, the very Son of God would be murdered at the hands of his own creation.

Fighting the urge to resist, he willingly lay upon a cross. He stared through swollen eyes at the face of the one who swung the hammer. His hand helplessly, painfully clenched the very nail that pierced it. The deafening sound of the striking hammer filled his ears-ears that had once heard the sounds of happy children playing, had once heard the laughter of joys shared with his disciples.

His body convulsed, and his lungs rapidly fought for air as the cross was lifted into place. Though in pain beyond measure, he was still very much aware. He overheard the scoffs and whispers of the onlookers. He heard the soldiers as they jokingly gambled for the robe of this supposed “King of the Jews.”

His fears and expectations had been greatly exceeded. The sting of death was overwhelming. His muscles cramped from dehydration as he helplessly fought to find a position that would bring the slightest bit of relief-it would not be found.

The muscles in his legs shook uncontrollably as the weight of his body rested upon the broad nail piercing his feet, eerily holding them in place. His mouth widened and gasped as if to ease the excruciating pain and show forth proof that life still remained within him.

Blood from his open wounds mixed with his pouring sweat, covering his entire body. He was unrecognizable. His bruised and swollen features no longer showed the beauty of the man seen feeding the hungry multitudes on a hillside. The face that once carried a warm smile was now gripped with the anguish of death. The torturous effects of each remaining moment were drawn out as time slowly passed.

His movements began to settle, except for the momentary convulsions and cries of pain. Death was finally approaching him as the drops of life-giving blood slowly began to cease.

His mind was flooded with human emotions and divine realities. At the height of a hill, raised above the onlooking crowds, he gazed over his creation with tear-filled eyes. The clouds grew dark, and the coming wind filled the air with dust. The crowd quickly dispersed at the sign of the incoming storm.

Looking down upon his body for the last time, he saw his purpose come to pass. Love’s journey had brought him here. Fighting to speak, he raised his head towards heaven and declared, “It is finished.”

As life quickly faded for one, it became available for all. Sin’s rightful penalty now hung lifeless upon that cross. The earth shook in acceptance, the veil of separation from God was torn, the gates of hell were invaded. Death found itself defenseless against the power of eternal life.

“Finished” was the penalty and bondage of sin. “Finished” was the separation of man from his beloved creator. Even today, the beautiful fragrance of life fills the air, as the resonating voice of Jesus can still be heard saying, “It is finished.”
