  2. Control portions: As standard portion sizes have increased, so have our waistlines. Compare plate sizes from today and 20 years ago and you'll see that they've gotten much bigger, going from 10 "to 12" in the 1990's. In the 1950's McDonalds only offered one size of French fry which is now considered a small and is about 1/3 the size of the large (Young & Nestle, 2002). Also, I can not think of too many people who enjoy counting calories. It can be very tedious and can drive you crazy. Portion control is a better solution and one that you can easily stick to.
  3. Be mindful: Erin Kuh, RD suggests to "eat when you're truly hungry and stop before you are completely full". Eating past the point of fullness will severely decrease your energy levels. Not only that, it can actually become an addictive habit. Obviously, this will detrimental to controlling your portion sizes.
  4. Check the scale: Be careful with this one and do not become obsessed with it. Checking your weight just once a week can be helpful though. You can use the scale as a barometer of how you are doing with your nutrition and exercise. If it starts going up, you know you need to be a little more careful with your diet and exercise regimen.
  5. Eat breakfast: I have trained many clients that do not eat breakfast because they say they are too busy or they wake up not feeling hungry. However, eating breakfast is essential to your health. A recent study found that breakfast eaters actually weigh less and suffer from fewer chronic diseases (Timlin & Pereira, 2007).
  6. Keep a food log: This can be a very big and important eye opener for most people. It's been my experience that people actually eat more than they think or eat more unhealthy foods than they are aware of. We often eat mindlessly and it does not register that we are eating a lot of calorie dense foods such as chips. Even though this process can be tedious, it's worth it. The good news is you do not have to do this forever (unless you want to). Simply log 3-4 days and you should have enough information to determine what you need to change about your dietary habits.
  7. Limit TV watching: speaking of mindless eating , in front of the TV is where most of this happens. Snacking while watching TV is a habit and is much the same as smokers who feel the need to light up when they drive. This is very counterproductive as it actually increases our cravings for such things. Do not wait for Monday! Get started while you are inspired and your motivation is at its peak.
  9. Be optimistic: Starting a new health and fitness regimen is tough and can sometimes start to weigh on you. It's important to stay positive and optimistic for long term success. A study by Tinkler et al. (2007) found that folks who are optimistic are more successful at changing behaviors and losing weight.
  10. Be aware of enablers: A big part of being successful at maintaining a successful diet plan is staying away from folks who will sabotage your efforts. I call these enablers. I spoke with a lady recently that had lost 150 lbs and she told me she had to tell her friends and family to stop asking her to eat out and eating fattening food in front of her. Furthermore, she had to tell them to stop encouraging her to "not be obsessed and just try some of the food". She likened it to taking a recovering alcoholic to a bar. Probably not a good idea. Even research backs this up. A high quality study of 12,000 people followed over 30 years found that obesity spreads through social ties (Christakis & Fowler, 2007). In an episode of A & E's hit show called "Heavy" a young woman had to move out of her house and get a new job in order keep away from the temptations her family and job presented. Big surprise … it worked.

When a bird is growing new feathers they are called blood feathers or pin feathers. Due to their active growth they need a constant supply of blood and will bleed if broken. Each feather has an artery and vein that extend up into it from the follicle and nourish the feather. A blood feather has a larger quill than a mature feather and will appear dark due to the color of the blood. Once the feather is mature, the blood supply will recede and the waxy sheath that once covered the feather to protect it during growth will be removed by the bird.

What happens if a blood feather breaks?

Sometimes a blood feather will accidentally break or be cut when the wings are trimmed causing it to bleed. If the bird is healthy, this is not at all a life threatening situation so long as the appropriate measures are taken. It is a good idea to have your bird examined by a veterinarian even if the bleeding does stop quickly. Broken blood feathers are usually removed to avoid injuring it again causing further bleeding.

What to do if a blood feather is bleeding

It is very important to stop the bleeding, especially if the bird has a condition that will affect their ability to clot blood. Restrain the bird and apply pressure with gauze or a cotton ball to the broken shaft. You will have to remove the feather if the bleeding does not stop. Call a veterinarian to have someone talk you through the process if you have never done it before.

Removing the feather

Tweezers or needle-nose pliers are a good tool to use. Grip the feather close to the skin and pull quickly and firmly in the direction the feather is growing. This will cause pain so you will need to firmly hold your bird. If you are extracting a wing feather, hold and immobilize the wing. Never jerk or twist the feather.

After care

Once you have removed the feather and all bleeding has been stopped, return the bird to its cage and monitor them for an hour for anymore bleeding. The bird needs to see a veterinarian immediately if the feather broke off below the skin line, the feather cannot be totally removed, or the pressure has not stopped the bleeding.

APM in the Hospital – Will You Have an IT Attack?

A recent visit to the hospital with a friend who had a severe reaction to incompatible medications brought home in a vivid way just how important computer applications have become in operating a hospital efficiently. Gone are the clip-boards at the end of the bed and doctors flipping through the attached charts. During this visit, the nurses and doctors stepped up to a computer monitor and checked everything on a screen. Even answers to the admittance questionnaire were entered directly into a computer.

All this would seem to be a great advance. Your patient's medical records are available for anyone on the medical staff to review. There is minimal risk that data will be entered incorrectly as it is transferred from paper to computer. Yet, there lurk risks that the end-users, your medical staff, should never have to deal with-the risk that information may be lost or become unavailable for retrieval. Your hospital could have an IT attack such as a denial of service.

While never fatal, IT attacks can cripple a hospital and severely injure the bottom line. Who needs a lawsuit because the medical records did not say, "Allergy to iodine"?

Who Prevents IT Attacks?

Typically, most hospitals expect IT to monitor the performance of all the technology. That means monitoring of applications come with that responsibility. The nurses and doctors, and even hospital administrators do not care how complex the IT system is. Just make sure the system does not crash. Just make sure slow-downs are kept to a minimum.

IT unfortunately may spend most of its time putting out fires, trying to figure out what's causing mysterious slowdowns and other symptoms of angina in the IT stack. Trying to track down why certain transactions execute correctly most of the time but do not at other times is worse than trying to stitch together a cut without a needle.

In the high-paced environment of most hospitals, IT is as motivated as anyone else in the hospital to have everything running as it's supposed to be. The biggest fear is that a cascading failure will impact patients and the staff who care for them. Yet, it may seem impossible to prevent these IT attacks.

Application Performance Management is Preventative Medicine for IT Attacks.

Each execution of a command initiates a transaction that needs to be monitored for proper execution. No hospital can afford the loss of data, and applications are what port data from one terminal to another. Monitoring and managing the availability, performance, and configuration of applications, and keeping the provisioning of complex IT hospital centric business applications up to date is essential if IT is to support and grow a hospital's efficiency.

There can be hundreds of different applications interacting with each other at extremely high speeds and volumes. Without the different capabilities of APM at their disposal, IT can not possible keep up. IT can not possibly prevent IT attacks.

When IT puts the right APM solution in place, it's akin to inoculating the IT applications. Not only can IT reduce the risk of IT attacks significantly, it can start recognizing the malignant processes that lead to cascading failure in their earliest stages.

Be "The Doctor" To The Seller's Problems

If you want to really be successful as an investor, you must consider yourself "The Doctor" to the Seller's problems. Just like medical doctors, Sellers must see you as being professional, well educated, acting on their "patient's" best interest, and bound by a high code of ethics.

The medical process is the same everywhere. Whenever you go to a doctor, of any kind, for any condition, he will follow the three-part sequence of examination, diagnosis and prescription.

Unfortunately, most new investors do it backwards. They spend all of their time telling the Seller about their company, services, and how great they are, instead of finding out what the Seller wants or needs.

At the end of the conversation, they know all about the investor, but the truth is that the Seller DOES NOT CARE ABOUT THE INVESTOR! At best, if they have not fallen asleep or tuned the investor out, they have already made a decision.

And that decision is: to NEVER DO BUSINESS WITH AN INVESTOR WHO INVESTS ZERO TIME TO UNDERSTAND the Seller's NEED.

BEGIN WITH A THOROUGH EXAMINATION

The Key: Find Seller's Pain

Investors often miss this important variable. Therefore they do not really know what strategy to take when dealing with a Seller. If the Seller was not in "pain" they would never have called you, but they did call you because they knew that they had a problem that needed fixing. You've got to discover the financial impact or economic value of the problem. You've got to get the Seller to tell you how much it's costing them or how much sleep they are losing because something is not right with their house situation.

DIAGNOSE THE SELLER'S NEEDS ACCURATELY

The second phase is that of diagnosis. In diagnosing a Seller, you would repeat the results of your examination and double check to be sure that the problems that you detected were the real "pains" being experienced by the Seller. You would ask additional questions to confirm and corroborate. You and the Seller would mutually agree that this diagnosis seems to be an accurate description of the condition or problem.

DETERMINE THE RIGHT PRESCRIPTION

Once this mutual agreement has been reached, and you have identified the "pain" accurately, you can move on to phase three. This is the prescription phase, where you show the Seller that your service is the best available treatment, taking all the factors of the Seller's situation into consideration. You show that, on balance, what you are suggesting is the best of all possible solutions.

Investors who buy the way that doctors treat patients find that their deals proceed far more smoothly and result in bigger and better profits in less time. Spend more time asking great questions like doctors, and less time talking about yourself and your company, and you'll create more opportunities, close more sales, and make more money. By asking better questions, and being interested in the answers, you can discover what the Seller's problems and issues are and then offer a solution. Most of the time, if they are not motivated, they will tell you straight out, right then and there. Hopefully, you did not make a trip for them to tell you this, but you learned this when you spoke to them on the phone using the Seller's INFO Sheet (mentioned earlier in this course).

During each conversation, you should ask detailed and clarifying questions about what the Seller is trying to accomplish, what the Seller's goals and objectives are.

A question I also like to ask is "What would you like to see happen?" And then I LISTEN while taking detailed notes about everything the Seller is saying as you're filling out our Seller's Info Sheet (which ask all the important questions you need to know about the seller and if it's a possible deal) – even on appointments. Its okay, they will respect that you are taking notes on how you can help them better.

Another good question I like to ask is, "What would you like our company do to help you?" This question really allows me to find out what the Seller is thinking and exactly how I can help them. This is also a question that is very easy on the ears and gives the sellers a sense of caring and peace. So I really do not have to guess or pressure them because getting to their motivation is just a couple of questions away. And once I ask those key questions, I know whether I have a deal or not.

And to seal the deal, the one question I use is: "When would you like our company to help you in your situation?"

If the Seller tells you that they have no real timeline, that they will just wait until the property sells, then this is often a sign that you are not dealing with a motivated Seller. Make sure you protect your time by being willing to walk away if it becomes clear that there is not enough motivation.

Main Goal is to Built Credible Rapport

No matter how the Seller responds, your main goal is to open a line of communication and develop a conversation about the property and the needs of the Seller. I know that some deals take 5 to 7 contacts before they close, so an important aspect of our system is follow-up. Even though they may not do business today, they certainly can call you back 3 to 9 months later because you keep sending postcards and letters and are constantly on their minds. Here is where you separate yourself even further from the other investors and buyers. I used to be surprised if they called me after a meeting or a phone conversation I had with them a year ago, but by continuing to send them letters and postcards, they remember me and call me because I was first on their minds.

If you will treat your real estate business like a doctor's by examining, diagnosing and prescribing a Seller's problems, you will make just as much as doctor and even more.
Remember, the sooner you get the Seller to start talking, the closer you are to arriving at an agreement and putting together a transaction.
